Why masterplanning matters more than the brochure render

It's easy to fall for a beautifully rendered brochure image — soft lighting, mature trees, wide roads. But a render is a sales tool, not a technical document. The masterplan is where the real decisions live.
Road widths determine how a development feels day to day: whether two cars can pass comfortably, whether there's room for parking, whether emergency vehicles can access every plot. Drainage planning determines whether the site floods during heavy monsoon spells years down the line.
Setbacks — the mandatory distance between a plot boundary and any construction — affect privacy, light and ventilation for every unit, not just the ones at the edges. A masterplan that skimps on setbacks to fit in a few extra plots often shows up later as cramped, poorly lit homes.
When evaluating any development, ask to see the approved masterplan, not just marketing renders. Pay attention to plot orientation, shared green space, and how utilities are routed. These details, more than any render, determine what living there will actually feel like.
