Understanding RERA for plotted developments

RERA (the Real Estate Regulatory Authority) exists to bring transparency to how projects are marketed, funded and delivered. But what it actually covers looks a little different depending on whether you're buying a built unit or a plotted layout.
For plotted developments, RERA registration typically confirms things like the layout approval, the developer's stated timeline for infrastructure (roads, drainage, boundary walls), and how buyer payments are meant to be used during development.
As a buyer, the RERA registration number alone isn't the full picture — it's a starting point. Look up the registration on the state RERA portal, check the approved layout plan against what's being marketed, and confirm the promised possession or infrastructure-completion date.
If a project is still awaiting registration or is being sold as an exemption, ask why, and get that explanation in writing. A transparent developer should have no difficulty walking you through this documentation before you book anything.
